What is the ownership structure of the villas?

Both retirement villages operate on a ‘license to occupy’ model, meaning residents have the right to live in the villa but do not own the property. The property remains the property of the Parish.

It’s a simple, secure way to enjoy the benefits of retirement living without the complexities and responsibilities of home ownership.

What costs and fees are involved in retirement living?

There are two main fees for retirement living:

Upfront entry contribution, which gives you the right to live in your villa.
Monthly recurrent fee, which covers day-to-day costs like building and garden maintenance, administration, utilities, and features like the 24/7 emergency call system.

Residents cover personal expenses like phone, internet, electricity, and contents insurance. Fees vary by villa size and location. For current pricing and availability, please contact our team on (02) 5525 3600 or by completing an expression of interest

Expression of interest

Do I need to pay stamp duty?

No. You will not be required to pay stamp duty when purchasing a retirement villa.

Will I be required to pay an exit fee when I leave the village?

No. We do not charge exit fees, and residents are not asked to contribute to villa refurbishment – we cover this. The only fee you may need to pay is your monthly recurrent fee, which applies until 42 days after vacating your villa. If you are moving into a residential aged care home operated by us, this fee will be waived.

Do you need to be Catholic to move into our retirement villages?

No. We welcome people of all faiths.

What if I’m not eligible for government-funding?

Whether you’re not eligible for government-funding, or you simply prefer self-funded care, we can arrange private home care services so you don’t miss out on support when you need it most.

Can I bring my pet?

Yes. We recognise the special bond between pets and their owners, which is why we welcome pets to live with you, provided village guidelines are followed.

Who pays for maintenance?

We cover the costs of all onsite maintenance, gardening, and property upkeep. If you require extra support, our team can assist with arranging private or government-funded support services.

Do you offer lifestyle activities?

Absolutely! Living in our villages means joining a friendly, welcoming community with a wide range of social events and activities. If you prefer to explore independently, our free bus service or private transport options make getting around easy. Family and friends are always welcome to visit your villa or enjoy our communal spaces, like Breaking Bread Café. Many of our residents say it’s the sense of community and the vibrant lifestyle that truly makes our villages feel like home.
